Work is nearing completion on the residential conversion of Parc Beaufort, a 14-story building at 140 West 57th Street in Midtown, Manhattan. Designed by MdeAS Architects and developed by the Feil Organization, along with Lloyd Goldman of BLDG Management and the Nakash Family, the project will yield 47 condominium units with interiors by Stephen Sills Associates. The property is located along Billionaires’ Row between Sixth and Seventh Avenues.

The structure, formerly known as The Office Townhouse, was originally completed in 1909 by Pollard & Steinam as a co-op residential building for artists. Macklowe Properties purchased the property in 1981 and converted it to offices. The

Feil Organization acquired the building for $59 million in 2009.

The restored façade features many of its original limestone and brick elements, and retains the prominent use of bay windows across the main northern elevation.

Parc Beaufort’s 47 residences range from studio to three-bedroom configurations, with select loft homes featuring nearly 20-foot ceilings and original double-height windows. Amenities include a fitness center with infrared sauna, residents’ lounge, 1,600-square-foot landscaped roof deck, bicycle storage, and private storage available for purchase.

The nearest subways from the property are the N, Q, R, and W trains at the 57th Street–7th Avenue station and the M train at the 57th Street station along Sixth Avenue.

“Working with a historic landmark requires a deep respect for its original design,” said Dan Shannon, principal at MdeAS Architects. “We sought to preserve the qualities that made it exceptional—unique volumes and double height spaces that permit extraordinary natural light—while adapting it for modern residential use. The result is an architecture that feels both enduring and relevant, rooted in history but designed for how people live today.”

Corcoran Sunshine Marketing Group is handling sales and marketing for the homes and CO OP Brand Co. created the brand for the project.

Several apartment buildings in NYC catered to artists with north-facing double-height “studios.”

A most beautiful historic building, and that overhang is truly epic.
