New Residential and Mixed-Use Developments Coming To Sunset Park, Brooklyn

YIMBY recently checked in on the progress of four low-rise residential and commercial projects in Sunset Park, Brooklyn. The developments are all located within close proximity of the N train at the 8th Avenue subway station, and are characteristic of the smaller scale construction transforming the outer boroughs in conjunction with the larger projects typically highlighted in our coverage.

Exterior work is nearing completion on 6414 8th Avenue, an eight-story mixed-use building at the corner of 8th Avenue and 65th Street. Designed by Basic Groups Corp. and developed by Guan Yu Li, the 88-foot-tall structure will feature 11,334 square feet of community facility space and 7,853 square feet of commercial space. The project will also include a cellar and 68 enclosed parking spaces.

Nearly the entire façade has been completed since our last update in October, when the reinforced concrete structure had recently topped out and framing work was just getting underway. The building is clad in floor-to-ceiling windows and white paneling, while the ground floor remains incomplete behind the sidewalk shed. A network of metal brackets covers several of the windowless walls, presumably to support some kind of façade element. 6414 8th Avenue’s anticipated completion date is slated for August, as noted on site.

Construction is complete on 602 60th Street, a five-story medical building at the intersection of 60th Street and 6th Avenue. Designed by Angelo Ng + Anthony Ng Architects Studio, the 65-foot-tall structure spans nearly 60,000 square feet. The property was formerly occupied by a surface-level parking lot.

The following photos show the finished look of the contemporary façade, which is composed of floor-to-ceiling windows framed by black, white, and orange paneling.

Work is nearing completion on 6125 7th Avenue, a four-story mixed-use building at the corner of 7th Avenue and 62nd Street. Designed by S M Tam Architect, the structure will span 2,324 square feet and yield commercial and community facility space, according to DOB permits from 2019.

The exterior is largely finished with the exception of the ground-floor frontage, which remains obscured behind construction boards. The façade is composed of floor-to-ceiling windows with black metal and wood grain paneling. The fourth-floor setback and roof feature terraces lined with glass railings.

YIMBY expects work to wrap up sometime toward the end of the year, or early 2027 at the latest.

Demolition preparations are underway at 705 60th Street, the site of a seven-story mixed-use building at the corner of 60th Street and 7th Avenue. Designed by Tan Architect and developed by Helen Leung of W K L Corporation, the 75-foot-tall structure will span 15,962 square feet and yield 19 rental units with an average scope of 705 square feet. The project will also include 2,568 square feet of retail space and a cellar level, according to permits filed in May 2025.

The current four-story structure occupying the site has been vacated. The ground floor and many of the windows have been boarded up, and demolition work should begin ramping up in the coming weeks.

No renderings or construction timelines have been revealed for the project.

    The “outer” boroughs should be referred to as the “other” boroughs.
