The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for alterations and a penthouse addition at 140 West 88th Street, a two-unit brownstone on Manhattan’s Upper West Side. Designed by Datum Studio, the project involves the reconstruction of the building’s deteriorated rear façade and rear extension, along with the construction of a new penthouse and rooftop bulkhead. The property is located between Amsterdam and Columbus Avenues.
According to the filing, the existing front façade will largely remain intact, with separate restoration and window replacement work filed under another LPC application. The proposed penthouse will feature a standing seam aluminum roof system finished in medium bronze, along with new terraces, guardrails, a skylight, and stucco-clad bulkhead elements. Visibility studies included in the application state that the rooftop additions will not be visible from street level.
The rear façade proposal calls for the demolition of the existing rear extension up to the third floor and the construction of a new multi-story rear addition. Plans show new brick masonry façades, enlarged window openings, casement windows, curtain wall assemblies with bronze finishes, terraces, corten steel planters, and new rear yard landscaping. Portions of the existing third-floor rear façade and corbel brickwork will be retained and restored as part of the project.
Transit nearby 140 West 88th Street includes the 1, B, and C trains at the two 86th Street stations.

focus on landmarking other properties that deserve and yes are under threat of wreckers ball (Roosevelt hotel…..)
Stuff like this should be streamlined. it only costs the owners more in time and money which makes housing even more expensive
