Construction is nearing completion on AVIVA, a two-building residential complex at 189 Phillip Street in Jersey City, New Jersey. Designed by GRT Architects in collaboration with Ismael Leyva Architects and developed by Alpine Residential, the project consists of two 12-story buildings yielding a combined 500 rental units. The property is positioned at the edge of Liberty State Park.
The development includes a mix of studio through three-bedroom apartments. Units are oriented to capture views of the Manhattan skyline, New York Harbor, the Statue of Liberty, and the adjacent park. Select residences will include private balconies or terraces. The buildings are connected by a one-story lobby base that also incorporates approximately 4,000 square feet of ground-floor retail space.
Amenities at AVIVA are centered on both indoor and outdoor shared spaces. A landscaped water garden above the lobby level will be accessible to residents and the public, while additional outdoor features include a rooftop pool, lounge areas, grilling stations, and gardens. Interior amenities include a fitness center with HIIT studio, coworking and conference spaces, a demonstration kitchen, a playroom, and a pet salon. The property will also offer concierge services, bike storage, resident storage, and garage parking with electric vehicle charging stations.
Transit nearby AVIVA includes the Hudson-Bergen Light Rail, providing connections to downtown Jersey City and PATH service into Manhattan. Nearby stations include Liberty State Park and Jersey Avenue, offering regional transit access for residents.
