Demolition is nearing completion at 264 Butler Street, the site of a potential residential building in Gowanus, Brooklyn. Developed by Yitzchok Chatz of Goose Property Management, the 63,000-square-foot property is located within the Special Gowanus Mixed-Use District on an interior lot between 3rd Avenue and Nevins Street.
The majority of the land is cleared and leveled with some brick and concrete debris waiting to be hauled away by dump trucks parked behind the sidewalk fencing. No plans have been announced for the site, but a residential building with affordable housing and ground-floor commercial space is likely given the recent development history of the neighborhood.
The property was formerly occupied by a low-rise industrial building that served as a warehouse for Wafels & Dinges and A&H Candy Wholesalers.
Goose Property Management purchased the property for $15.25 million in August 2025 from Domal Transportation Inc.. which had owned the site since 1980. Ethan Stanton, Brendan Maddigan, Michael Mazzara, and Winfield Clifford of JLL brokered the transaction. Goose also secured the abutting 13,000-square-foot vacant parcel at 172 3rd Avenue for $22 million in November 2024.
The nearest subway from the development site is the R train at the Union Street station.
