Permits have been filed for a four-story mixed-use building at 3622 13th Avenue in Borough Park, Brooklyn. Located at the intersection of 37th Street and 13th Avenue, the corner lot is near the Church Avenue subway station, served by the F and G trains. Shmaye Rabinowitz of 284 Prospect Park West LLC is listed as the owner behind the applications.

The proposed 45-foot-tall development will yield 8,923 square feet, with 7,191 square feet designated for residential space and 1,731 square feet for commercial space. The building will have ten residences, most likely rentals based on the average unit scope of 719 square feet. The steel-based structure will also have a cellar and two enclosed parking spaces.

Asher Hershkowitz of Asher Architect is listed as the architect of record.

Demolition permits were filed in July for the three-story structure on the site. An estimated completion date has not been announced.
