YIMBY recently tour The Journal, a new two-tower residential and retail complex located at 36 Journal Square Plaza in Jersey City, New Jersey. Designed by Woods Bagot with interiors by 1159 and developed by Kushner, the nearly $1 billion project consists of two 64-story skyscrapers, approximately 2 million square feet of space yielding 1,723 rental units and 40,000 square feet of retail space. The property is bounded by Sip Avenue to the south, John F. Kennedy Boulevard to the west, and convenient access to the Journal Square PATH train to the northeast.

The below photos highlight the glass exterior facade, the landscaping at ground level, and the twin glass skyscrapers towering over the neighborhood. The Journal is a prime example of one of the tallest new developments in the area, which is still undergoing a massive vertical transformation with new buildings having either been completed in the last few years, or are currently under construction.

The residential amenity package spans across 45,000 square feet and include an Olympic-sized indoor swimming pool, an outdoor pool with a hot tub, a whirlpool spa, a sauna, steam rooms, a two-lane bowling alley, and a virtual golf simulator. Other amenities include a co-working lounge, multiple lounges with plentiful seating, a chef’s kitchen, a fitness center with yoga and spin rooms, a full-size indoor basketball court, a rock-climbing wall, and squash courts.

Current incentive: Two months free rent. Studios start at $2,997, one-bedrooms start at $3,479, two-bedrooms starting at $5,216 and three-bedrooms starting at $6,391.   1. Even without the PTACs this project would still be a banal disappointment. A site like this should have been spectacular. What a shame the developer cared so little.

  2. No central air? Window units?!

    • You can’t please everyone. Somebody’s warm apartment is another person’s cold apartment. This allows tenants to adjust their climate as they see fit.

    More banal boredom for JC. You have to wonder about the types of people who’d accept living here.
    This neighborhood should probably be renamed Kushner Squaure just so it’s clear who caused all this.

  5. Came out pretty good for a Rental Building. I think that if this was an Condo, things would had been different. But this was made for an targeted Audience.

    • Thats a silly excuse. Plenty of market rate apartment buildings are high quality with interesting and pleasant architecture. This is just phoned in and noticeably inferior even to this very projects’ previous design iterations.

    It amazes me how they really cheap out on the staging of these viewing units. But with this developer I shouldn’t be surprised.
