The affordable housing lottery has launched for One Sunset, a 14-story mixed-use building at 201 25th Street in Sunset Park, Brooklyn. Developed by Ailanthus, BEB Capital, and SK Development and designed by Dencityworks and Alchemy Studio, the structure yields 187 residences. Available on NYC Housing Connect are 48 units for residents at 30 to 130 percent of the area median income (AMI), ranging in eligible income from $28,766 to $189,540.
Amenities include a dog washing station, assigned parking spaces, a shared laundry room, gym, recreation room, and a rooftop terrace. Residences are equipped with washers and dryers and name-brand kitchen appliances. Tenants are responsible for electricity, including stove and heating.
At 30 percent of the AMI, there are 16 one-bedrooms with a monthly rent of $649 for incomes ranging from $28,766 to $43,740, and three two-bedrooms with a monthly rent of $762 for incomes ranging from $34,835 to $52,500.
At 60 percent of the AMI, there are 18 one-bedrooms with a monthly rent of $1,444 for incomes ranging from $56,023 to $87,480; eight two-bedrooms with a monthly rent of $1,715 for incomes ranging from $67,509 to $105,000; and one three-bedroom with a monthly rent of $1,963 for incomes ranging from $78,172 to $120,540.
At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $3,640 for incomes ranging from $131,315 to $189,540.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 5, 2025.
