The affordable housing lottery has launched for 250 West 49th Street, a 28-story residential building in Midtown, Manhattan. Designed by S. Weider Architect and developed by Chess Builders, the structure yields 138 residences. Available on NYC Housing Connect are 42 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $68,023 to $227,500.
Amenities include a bike storage room, elevator, virtual doorman, business center, gym, theater room, recreational room, children’s playroom, playground, bicycle, backyard, and a landscaped rooftop terrace. Tenants are responsible for electricity, including stove, heat, and hot water.
At 70 percent of the AMI, there are ten studios with a monthly rent of $1,800 for incomes ranging from $68,023 to $90,720, and four one-bedrooms with a monthly rent of $1,878 for incomes ranging from $72,892 to $102,060.
At 130 percent of the AMI, there are seven one-bedrooms with a monthly rent of $3,700 for incomes ranging from $135,360 to $189,540, and 21 two-bedrooms with a monthly rent of $4,349 for incomes ranging from $162,446 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 3, 2025.
