The affordable housing lottery has launched for 1601 DeKalb Avenue, a nine-story residential building in Bushwick, Brooklyn. Designed by Aufgang Architects and developed by Camber Property Group and RiseBoro Community Partnership, the structure yields 127 residences. Available on NYC Housing Connect are 81 units for residents at 40 to 120 percent of the area median income (AMI), ranging in eligible income from $30,823 to $241,080.

Residences include air conditioning and dishwasher appliances. Amenities include a card-operated laundry room, free Wi-Fi, and a community room.

At 40 percent of the AMI, there are four studios with a monthly rent of $788 for incomes ranging from $30,823 to $51,840; four one-bedrooms with a monthly rent of $996 for incomes ranging from $38,503 to $58,320; three two-bedrooms with a monthly rent of $1,178 for incomes ranging from $46,218 to $70,000; and four three-bedrooms with a monthly rent of $1,346 for incomes ranging from $53,418 to $80,360.

At 80 percent of the AMI, there are ten studios with a monthly rent of $1,760 for incomes ranging from $64,149 to $103,680; four one-bedrooms with a monthly rent of $2,211 for incomes ranging from $80,160 to $116,640; one two-bedroom with a monthly rent of $2,636 for incomes ranging from $96,206 to $140,000; and four three-bedrooms with a monthly rent of $3,031 for incomes ranging from $111,189 to $160,720.

At 120 percent of the AMI, there are 19 studios with a monthly rent of $2,319 for incomes ranging from $83,315 to $155,520; 16 one-bedrooms with a monthly rent of $2,910 for incomes ranging from $104,126 to $174,960; one two-bedroom with a monthly rent of $3,475 for incomes ranging from $124,972 to $210,000; and ten three-bedrooms with a monthly rent of $4,000 for incomes ranging from $144,412 to $241,080.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 5, 2025.
