Casoni Reaches 785-Foot Pinnacle at 989 Sixth Avenue in Midtown, Manhattan

Construction has topped out on Casoni, a 70-story residential skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group in partnership with AB & Sons, the 785-foot-tall structure will span 384,118 square feet and yield 311 rental and condominium units with an average scope of 991 square feet. The building will also contain two cellar levels. The property is located at the intersection of Sixth Avenue and West 37th Street.

Crews finished forming the final stories of the slender reinforced concrete superstructure since our last update in early July, when construction had reached the last residential levels below the mechanical crown. An American flag now sits perched atop the northern corner of the flat roof denoting the completion of structural work. Meanwhile, the bird-friendly glass curtain wall is continuing to ascend rapidly up the tower, and metal paneling is beginning to enclose the concrete core walls on the northern and western elevations. These panels remain covered in protective film, obscuring their final appearance as work continues to unfold.

The façade is planned to incorporate vertical lighting fixtures in its exterior recesses, as seen in the first rendering below. While this image significantly exaggerates the project’s height, it still provides an indication of the finished appearance of its curving glass façade and metallic core wall paneling.

Casoni will feature more than 25,000 square feet of residential amenities dedicated to health and wellness. The building will also offer expansive terraces atop the setbacks along its eastern face. These spaces will provide sweeping views of the city from various elevations, mostly looking north, east, and south.

Casoni’s podium features a distinctive massing composed of conjoined funnel-shaped volumes. Due to the tight conditions of the site, the northern end of the podium is currently used as the base of the exterior hoist. The remaining sections of the curved floor plates will eventually be formed once the hoist is dismantled.

Units will come in one- to three-bedroom layouts, and condominiums will feature custom stonework and millwork, as well as smart home integrations. REAL New York is the exclusive sales and marketing brokerage for the project.

Casoni’s anticipated completion date is posted on site for 2026.

  4. Honestly the Render and the Design looks good, maybe too ambitious but when you see what is actually on site, it looks bad.. Meh at best, Joints line could a lot better.

    I like how the render imagines that the adjacent building will open up their lot-line elevation with windows 😀

      Those windows actually exist! They are currently covered in a protective shroud. The load transfer from the tower to the base must be massive- I hope the engineers double checked their calculations. I like the rendering, hopefully the actual building is at least as good.

    More proof that a residential building requiring operable windows should not try to look like an all-glass office building. While this looks better than the jenga 56 Leonard, it still proves that it rarely can be done right.
