Construction is closing in on topping out on Casoni, a 70-story residential skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group in partnership with AB & Sons, the 785-foot-tall structure will span 384,118 square feet and yield 311 rental and condominium units in one- to three-bedroom layouts with an average scope of 991 square feet. The building will also contain two cellar levels. The property is located at the intersection of Sixth Avenue and West 37th Street. REAL New York is the exclusive sales and marketing brokerage for the project.
The name Casoni comes from the Italian word casone, meaning “big house.”
The reinforced concrete superstructure has risen steadily since our last update in early March, when work had reached the halfway mark. The below photographs from late June show Casoni’s thin profile making a notable impact on the skyline as it draws close to its pinnacle, followed closely behind by the installation of the curtian wall. YIMBY expects structural work to conclude before the end of summer.

The core wall is located on the rear western profile of the skyscraper facing the Hudson River. This face is expected to be clad in what the developers describe as a champagne-colored curtain wall, window wall, and ACM metallic panels.

The renderings in the main photo and below depict the finished appearance of Casoni’s reflective bird-friendly glass curtain wall, sleek aluminum paneling, and metal cladding. The highest levels will feature multiple stacks of balconies, and the three setbacks are shown topped with landscaped terraces lined with glass railings.

Vertical lighting fixtures will be discreetly integrated into the exterior recesses. Interiors will feature custom stonework and millwork, as well as smart-home features. There will also be more than 25,000 square feet of amenities dedicated to health and wellness.
Casoni’s anticipated completion date is posted on site for 2026.
