Construction is nearing completion on The Austin, a seven-story residential building at 7829 Austin Street in Forest Hills, Queens. Designed by Zproekt Aechitecture and developed by Rybak Development, the structure will yield 98 condominium units in one- to four-bedroom layouts with sales and marketing by Modern Spaces. The project occupies roughly half a city block bounded by Kew Forest Lane to the northeast, 78th Avenue to the northwest, the Kew-Forest school complex and Union Turnpike to the southeast, and Austin Street to the southwest.

The structure stands almost fully enclosed in its exterior of Portuguese Mocha Creme limestone, tan brick, and triple-glazed floor-to-ceiling windows with gold-hued frames and spandrels. Recessed balconies with glass and metal railings line the broad front elevation along 78th Avenue, where the property’s collection of townhome units are located. Additional balconies are positioned on the smaller southern side facing Austin Street, which features the building’s main entrance and doorway to the residents-only parking garage. Setbacks on the upper levels create space for additional terraces and the structure culminates in an expansive rooftop amenity space. Interiors are nearly done and were designed by S2OM using Feng Shui principles.

Homes have herringbone-patterned white oak flooring with a UV-cured lacquer finish, crown moldings, multi-zone HVAC and heating/cooling that can be individually controlled in each room by Mitsubishi VRF System, direct-vent kitchen exhaust, in-unit washer and dryer, and private outdoor terraces.

The Austin’s collection of townhome duplexes will come in three- and four-bedroom configurations with ceiling heights of up to 12 feet. These residences also have European chevron patterned white oak flooring with a UV-cured lacquer finish, made-to-measure picture frame wall moldings, private roof terraces in select units, and preferential parking.

Amenities include personal concierge closets in every home, 24-hour monitored security cameras, a 24-hour doorman with concierge service, a live-in superintendent, a library, lounge, zen garden, conference center, children’s playroom, music room, fitness center, basketball court, yoga studio, spa with a sauna, indoor parking with EV charging, pet spa, residential storage space, and bicycle storage space.

The two-story rooftop will have an outdoor cinema, a pickelball court, a saltwater junior Olympic-sized swimming pool, a dining and grilling area, a pool and ping pong table, and a rooftop garden with views of the New York City skyline to the west.

The nearest subways from the development are the E and F trains at the Kew Gardens-Union Turnpike station to the east along Queens Boulevard.

YIMBY expects The Austin to fully finish construction later this summer. Rybak Development is aiming for LEED Gold and Energy Star Certification.

    This looks much better than the rendering and the quality of the construction is evident. I do wish a different color metal was chosen for the window treatments, but all in all, this is quite good.

    A bit too much glass for a low/mid-rise building imo. But that brickwork sure is beautiful.

  9. The Kew Forest School is the southeast abutter, not Union Turnpike.

    • The location description is talking about the general set of streets that surround the site. So Union Turnpike to the southeast is absolutely correct, as stated in the first paragraph, and mentioning the school.

      • I stand corrected, oversight on my part. Also, kudos to the developer for squeezing in such a beautiful project on a tight infill lot, and parked it too!

    I am sorry a building of this apparent quality has steps and is seemingly non ADA compliant. The gold spandrels seem a bit much.
