A new design has been revealed for 71-12 Park Avenue, a 13-story residential building in Kew Gardens Hills, Queens. Designed by DSM Design Group and developed by Marx Development Center, the 784,000-square-foot structure will yield approximately 800 rental units. This represents a signifiant reduction in scope from the original plan, which called for 50- and 42-story skyscrapers spanning 1.28 million square feet. The 107,500-square-foot property is bounded by 71st Avenue to the north, Park Avenue to the east, and Parsons Boulevard to the west.

The above rendering looks northwest at the structure, which will feature a square main volume with a central courtyard and two L-shaped wings extending to the east and west. The latter will feature a small setback with a terrace on the seventh floor, and the entire building will be topped with a green roof and communal terrace space.

The façade is depicted composed of a mix of white, gray, and earth-toned paneling surrounding an irregular grid of recessed windows. The below rendering from the opposite perspective shows two shallow setbacks covered in greenery. The parking garage entrance will be located at the northwest corner within a cutout lined with angled columns.

The following street-level perspective shows the southeast corner. The Park Avenue frontage will feature double-height floor-to-ceiling windows behind an arcade with similar angled columns to its counterpart on the opposite corner. A landscaped pathway will connect Park Avenue and Parsons Boulevard to the south of the building.

The final rendering offers a more detailed perspective of the northwest corner and the entrance to the parking garage, as well as the adjacent lobby.

The previous design for the project, depicted below, proposed two skyscrapers standing as high as 572 feet.

The residential breakdown will include 61 studios, 378 one-bedroom units, and 361 two-bedroom units. Amenities will include a 468-vehicle underground parking garage, bike storage for 408 bicycles, courtyard and rooftop lounges, a fitness center, swimming pool, and an outdoor garden terrace.

The project was initially slated for completion in December 2028, as noted on the info board. It remains to be seen if the downsized iteration will alter this timeline.

    It’s a fairly decent design and fits in better than the towers – that’s heresy here, I know.
