The Willow Readies for Façade Installation at 201 East 23rd Street in Gramercy, Manhattan

Construction is progressing on The Willow, a 19-story residential building at 201 East 23rd Street in Gramercy, Manhattan. Designed by COOKFOX Architects and developed by Naftali Group, the 210-foot-tall structure will yield 69 units in one- to three-bedroom layouts. The development will also include a four-bedroom penthouse on the upper levels and ground-floor retail space. The property is located at the corner of East 23rd Street and Third Avenue.

The entire reinforced concrete superstructure was built since our last update in July 2024, when crews had recently finished clearing the 7,200-square-foot site of its former low-rise commercial occupant. The Willow topped out at the end of March and work has since shifted to the framing of the rectangular and arched window voids with metal studs and yellow insulation boards. This assembly is then being sprayed with gray paint ahead of the installation of the red brick façade, which is planned to begin next week.

The rendering in the main photo previews the entirety of The Willow from along East 23rd Street, showcasing its distinctive fenestration and numerous upper setbacks topped with trees and other large vegetation. The below image offers a closer look at the brick façade and the textural variations in its bond patterns, as well as the upper terraces, arched open-air voids, and landscaped roof deck. The grid of floor-to-ceiling windows will feature black frames and mullions that match the appearance of the terrace railings and main entrance. The building culminates in a 50-foot-tall central bulkhead.

The entrance will be situated along East 23rd Street near the southern corner of the lot. Ground-floor retail space will occupy the remainder of the frontage by the intersection with Third Avenue.

One of the uppermost terraces will feature an al fresco dining table situated beneath an arched trellis, complementing the aesthetics of the arches in the fenestration.

Compass is handling sales and marketing for the units. Residential amenities will include a private landscaped courtyard and storage space. Additional offerings are expected to be announced at a later date.

The nearest subway from the development is the 6 train at the 23rd Street station to the west along Park Avenue South.

The Willow at 201 East 23rd Street is anticipated to be finished around the middle of next year.

    Definitely an improvement from what was there before.

  2. That bulkhead is ugly, but I LOVE the brick! And a good number of units for the lot size.
