Permits have been filed to expand a three-story structure into a four-story mixed-use building at 85 South 6th Street in South Williamsburg, Brooklyn. Located between Berry Street and Bedford Avenue, the lot is near the Marcy Avenue subway station, served by the J, M, and Z trains. Moses Jacobowitz under the 146 Wyckoff Developer is listed as the owner behind the applications.
The proposed 52-foot-tall development will yield 7,147 square feet, with 5,521 square feet designated for residential space and 1,625 square feet for commercial space. The building will have nine residences, most likely rentals based on the average unit scope of 613 square feet. The concrete-based structure will also have a cellar, penthouse, and a 26-foot-long rear yard.
Nikolai Katz Architect is listed as the architect of record.
Demolition permits will likely not be needed as the permit calls for a vertical and horizontal expansion. An estimated completion date has not been announced.
