The affordable housing lottery has launched for The Bronx Vibe, a 12-story mixed-use building at 299 East 161st Street in Concourse Village, The Bronx. Designed by IMC Architecture and developed by Integra Development Group, the structure yields 154 residences. Available on NYC Housing Connect are 47 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $62,983 to $198,250.

Amenities include a dog washing station, covered parking with electric vehicle charging stations, bike storage lockers, a shared laundry room, common area Wi-Fi, elevator, package lockers, gym, business center, and outdoor terraces including a rooftop terrace. Residences include dishwashers, air conditioning, intercoms, energy-efficient appliances, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 80 percent of the AMI, there are six studios with a monthly rent of $1,718 for incomes ranging from $62,983 to $90,400; 14 one-bedrooms with a monthly rent of $1,829 for incomes ranging from $67,475 to $101,680; and seven two-bedrooms with a monthly rent of $2,168 for incomes ranging from $80,126 to $122,000.

At 130 percent of the AMI, there are six studios with a monthly rent of $3,088 for incomes ranging from $105,875 to $146,900; 11 one-bedrooms with a monthly rent of $3,298 for incomes ranging from $113,075 to $165,230; and three two-bedrooms with a monthly rent of $3,939 for incomes ranging from $135,052 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 28, 2024.

  1. So the gentrification is moving up from Mott Haven and Melrose. I think it’s a good thing. The 60’s and 70’s The southern half of Bronx was deliberately turned into a place to warehouse poor people from Manhattan. Good to see income diversification taking place

    • Co-op City and the migration of long term residents from the South Bronx to newer middle class housing in the NE Bronx had a lot to do with it. There was no municipal conspiracy to gather poor folks in the South Bronx, that’s just the consequences of the market.

  3. Why would anyone need to go to Housing Connect to rent an apartment for $3000 a monthly rent.
    They could just go to sent apartment complex in prime neighborhoods to get that type of housing.

    The worst place to live. The traffic is horrible. Don’t even think about a car. No parking at all.
