SJP Properties and Scotto Properties celebrated the topping out of M Station West, a seven-story commercial building in Morristown, New Jersey. Designed by Gensler, the structure will add 260,000 square feet to the M Station complex, joining the six-story, 120,000-square-foot M Station East, which was completed in July 2022. The developers are aiming for LEED certification.

Amenities at M Station West include a 20,000-plus-square-foot dining space on the retail level, three active terraces, and a landscaped roof deck with gardens and entertainment spaces.

Renderings show the building enclosed in earth-toned paneling framing a grid of floor-to-ceiling windows. The side core design will maximize the open space on each floor.

M Station’s two buildings are connected by a 1,000-car parking structure, which includes public parking and electric vehicle charging stations. The buildings are set back 45 feet from Morris Street, creating a landscaped promenade and public plazas with seating.

Global healthcare and pharmaceutical company Sanofi has announced plans to relocate its headquarters to M Station, and will relocate many of its 1,900 employees into the building upon its completion in the first quarter of 2025.

“The topping out of M Station West is a landmark moment in redefining the modern workplace across New Jersey,” said Steve Pozycki, founder and CEO of SJP Properties. “State-of-the-art, vertically integrated buildings are attracting the most influential corporations in the world. Sanofi joins Deloitte, which moved its headquarters to M Station East last year, and Valley Bank, which celebrated its grand opening at our new Speedwell Avenue property last fall. These tenants are turning to SJP for property solutions in amenity-rich locations with unrivaled aesthetics and the most advanced infrastructures ever built in the state.”

  1. They need to focus on redeveloping the aginging south side of Morris Street, too, to include some high rise residential buildings. It’s a perfect location for high density housing right across from the train station.

  2. This is mixed news – Sanofi is downsizing from twice as much space in Bridgewater, NJ. Also, Deloitte is already trying to sublet half the space they took in M Station East just last year.

I hope they don’t touch the Morristown Diner….sweet pancakes served there!

  4. 1000 car parking structure, 1900 employees to relocate. Where are the other 900 supposed to park? Asking for a friend. It’s not like the A&P parking lot is there anymore.
