The Wellington’s Renovation and Expansion Progresses at 1290 Madison Avenue on Manhattan’s Upper East Side

Construction and renovations are progressing on The Wellington, a historic six-story, 25,000-square-foot building at 1290 Madison Avenue in the Carnegie Hill section of Manhattan’s Upper East Side. Designed by Page Ayres Cowley Architecture, LLC for 1290 Madison LLC, the project involves the conversion of the interiors to yield ten condominium units spanning 21,600 square feet, the construction of a one-story addition above the parapet, the restoration of the Renaissance Revival façade, and modernization of the 3,600 square feet of ground-floor retail space. First Standard Construction is the general contractor for the property, which is located at the corner of Madison Avenue and East 92nd Street.

Recent images show the exterior covered in scaffolding and blue netting as crews replace the windows and restore the detailed brick cladding and stonework.

The below photographs give an aerial perspective of the upper construction with new steel columns, girders, and beams steadily framing the seventh-story penthouse addition. A new reinforced concrete core stands topped out, but will not be visible from street level due its setback position.

The main rendering shows 1290 Madison Avenue’s addition above the original cornice line, with a simple brick façade and window grid. The renovations include the removal of a fire escape from the northern profile, and the modernized retail frontage features double-height floor-to-ceiling windows and tree-lined sidewalks.

The nearest subway from the property is the 6 train at the 96th Street station at the corner of East 96th Street and Lexington Avenue.

A revised completion date remains unclear at the moment, though YIMBY estimates sometime in late 2024.

    I love seeing beautiful buildings restored, but this will do nothing to help create more affordable housing. This is my issue with Yimby orthodoxy, while I personally like historic buildings, a lot of development in NYC is only for the top, say, 5%.

    THE IDEA THAT THE BEAUTY OF THE PAST, CAN JOINT THE PRESENT LIVING SPACE INTACT, WITH ADDED FUNCTIONALITY, IS TRULY WONDERFUL.

    A very gracious building not demolished and gets it cornice back. This is how you do it.
