27-49 Jackson Avenue’s Expanded Superstructure Tops Out in Long Island City, Queens

Construction has topped out on 27-49 Jackson Avenue, a 14-story residential building in Long Island CityQueens. Originally designed by Raymond Chan Architect and developed by ARCFE, the project stalled in 2020 after only seven floors were built on the westernmost edge of the plot. Work resumed in early 2022 under the ownership of 27-51 Jackson Avenue with an expanded scope, including a wider footprint that extends to the east, and an additional seven levels were built on top. The 161-foot-tall structure will yield 34 apartments on levels three through 14, with no more than four units per story. IX Construction Inc. is the new general contractor for the property, located at the corner of Jackson Avenue and 42nd Road.

Only seven stories had been constructed above street level on the western end of the property at the time of our last update in October 2022, when crews were building the foundations for the extension. Since then, the full reinforced concrete structure has been poured and now stands awaiting the beginning of façade work. Metal frame studs have begun to divide the interior floor plates for the inner walls of the residential spaces.

A new rendering has also posted on site, and can be seen in the main photo. Compared to the previous iteration below, the new design features an uninterrupted glass curtain wall on the bulk of the massing, and the ground floor now incorporates what appears to be black brick framing tall windows. Some small setbacks are positioned just below the parapet and are topped with landscaped terraces.

The second rendering below illustrates the original scope of the project before the footprint was expanded east to the intersection. The two low-rise structures that occupied this space were demolished to make way for the larger version of 27-49 Jackson Avenue, which also features a cellar level.

Residential amenities will reportedly include a shared laundry room and recreation space on the third and 13th floors. The closest subways from 27-49 Jackson Avenue are the E, M, and R trains to the northeast at the Queens Plaza station and the 7, N, and W trains at the Queensboro Plaza station.

27-49 Jackson Avenue’s revised completion date is now set for the fall of 2024, as noted on site.
