The affordable housing lottery has launched for 251 West 117th Street, a 13-story mixed-use building in Harlem, Manhattan. Designed by Gerner, Kronick + Valcarcel Architecture and developed by Artimus Construction, the structure yields 104 residences and 42 parking spaces. Available on NYC Housing Connect are five units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $79,235 to $146,900.

Amenities include pet-friendly policies, bike storage lockers, a shared laundry room, gym, party room, business center, children’s playroom, rooftop terrace, and virtual doorman. Residences come with dishwashers. Tenants are responsible for electricity.

At 130 percent of the AMI, there are five studios with a monthly rent of $2,311 for incomes ranging from $79,235 to $146,900.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 7, 2023.

  2. so they try to call this affordable housing when it’s really INCOME LINKED HOUSING FOR UPPER MIDDLE INCOME AND UPPER INCOME PEOPLE ONLY and they built only 5 units at 130% AMI but 42 PARKING SPACES

  5. Beautiful for midfle income people and there are plenty of them in area of color also. It’s a choice whether to live here or in the public housing in neighborhood?

    It’s good to see Harlem is being revitalize and replenish with good intentions.. go back 30-50 yrs ago, Harlem was a sore eye to see, live, and to breathe in..
