29 Jay Street Reaches Halfway Point in DUMBO, Brooklyn

Construction has reached the halfway point on 29 Jay Street, an 11-story commercial building in Brooklyn‘s DUMBO Historic District. Designed by Marvel Architects and developed by Jay Street Office LLC, the 150-foot-tall structure will yield 225,000 square feet of office space. Sciame Construction is the general contractor for the project, which is located at the northeast corner of Jay and Plymouth Streets.

Excavation and piling work was just getting underway at the time of our last update in January 2022. In the intervening year, the foundations were formed and the reinforced concrete superstructure has begun its ascent. Workers are currently in the process of assembling the shoring and formwork for subsequent floor plates, perimeter columns, and inner walls. Façade installation has yet to commence, but could begin before construction tops out, possibly sometime in the spring.

The main rendering shows 29 Jay Street clad in a striking geometric façade composed of light-colored prefabricated concrete panels forming a wide grid around floor-to-ceiling windows. A flat parapet with a mechanical bulkhead caps the structure.

It was last reported that 29 Jay street will feature nine-foot-tall sliding windows along Plymouth Street with sloped sills for improved drainage. The project will implement numerous sustainable design features under New York City’s Climate Mobilization Act, including a state-of-the-art cooling tower, water-cooled VRF units and ventilation systems, and a gas-fired boiler.

The ground floor will have a 17.5-foot-tall ceiling to achieve additional clearance for the loading dock on the southeastern corner. The landscaped roof deck will provide tenants with views of the East River, the Manhattan and Williamsburg Bridges, and the Manhattan skyline from the Financial District to Midtown.

29 Jay Street is expected to finish construction this fall, as noted on the construction board.

    Looking up from street level showing the structure gets ready to be commercial building, with pace of progress continued not yet completion. Words can identify these acts on crews, when I saw photographs and staying of construction materials. So take time to create that designs are distinct, at geometric facade and the expansive rooftop deck: Thanks to Michael Young.
