The affordable housing lottery has launched for 875 4th Avenue, an eight-story residential building in Sunset Park, Brooklyn. Designed by Fischer + Makooi Architect and developed by Heritage Equity Partners under the 875 4th Avenue Acquisition LLC, the structure yields 150 residences and 62 enclosed parking spaces. Available on NYC Housing Connect are 45 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $53,863 to $187,330.

Amenities include pet-friendly policies, assigned parking spaces, bike storage lockers, a shared workspace, lounge, and conference room, common area Wi-Fi, gym, outdoor terrace, elevator, and doorman. Tenants are responsible for electricity. Residences come with air conditioning, intercoms, and name-brand kitchen appliances, countertops, and finishes.

At 80 percent of the AMI, there are three studios with a monthly rent of $1,473 for incomes ranging from $53,863 to $85,440; 18 one-bedrooms with a monthly rent of $1,571 for incomes ranging from $58,732 to $96,080; and six two-bedrooms with a monthly rent of $1,876 for incomes ranging from $72,480 to $115,280.

At 130 percent of the AMI, there are three studios with a monthly rent of $2,050 for incomes ranging from $70,286 to $138,840; 11 one-bedrooms with a monthly rent of $2,400 for incomes ranging from $82,286 to $156,130; and four two-bedrooms with a monthly rent of $2,975 for incomes ranging from $102,000 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 20, 2023.

    • Income-linked housing is the only way you’ll see reduced rate units in mixed buildings such as this. A tower full of truly low-income units has been and remains a fed- or state-funded housing project, and they don’t get much buzz on YIMBY.
