Developed by Thorobird Companies and designed by GF55 Partners, the structure yields 236 residences. Available on NYC Housing Connect are 199 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $16,218 to $132,400.

Amenities include a community room, a shared laundry room, gym, and rooftop terrace. Residences feature vinyl floors, caesarstone quartz countertops, stainless steel appliances, and VRF heating and cooling system. Tenants are responsible for electricity and cooking gas.

At 30 percent of the AMI, there are six studios with a monthly rent of $375 for incomes ranging from $16,218 to $32,040; seven one-bedrooms with a monthly rent of $478 for incomes ranging from $20,160 to $36,030; six two-bedrooms with a monthly rent of $570 for incomes ranging from $24,309 to $43,230; and five three-bedrooms with a monthly rent of $652 for incomes ranging from $28,149 to $49,650.

At 50 percent of the AMI, there are nine studios with a monthly rent of $843 for incomes ranging from $32,263 to $53,400; 15 one-bedrooms with a monthly rent of $1,066 for incomes ranging from $40,320 to $60,050; 17 two-bedrooms with a monthly rent of $1,272 for incomes ranging from $48,378 to $72,050; and 17 three-bedrooms with a monthly rent of $1,461 for incomes ranging from $55,886 to $82,750.

At 70 percent of the AMI, there are seven studios with a monthly rent of $1,243 for incomes ranging from $45,978 to $74,760; 12 one-bedrooms with a monthly rent of $1,566 for incomes ranging from $57,463 to $84,070; six two-bedrooms with a monthly rent of $1,872 for incomes ranging from $68,949 and $100,870; and seven three-bedrooms with a monthly rent of $2,155 for incomes ranging from $79,680 to $115,850.

At 80 percent of the AMI, there are 18 studios with a monthly rent of $1,443 for incomes ranging from $52,835 to $85,440; 30 one-bedrooms with a monthly rent of $1,816 for incomes ranging from $66,035 to $96,080; 24 two-bedrooms with a monthly rent of $2,172 for incomes ranging from $79,235 to $115,280; and 13 three-bedrooms with a monthly rent of $2,501 for incomes ranging from $91,543 to $132,400.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 4, 2022.
