139 Bowery’s Façade Continues to Take Shape on Manhattan’s Lower East Side

Exterior work is progressing on 139 Bowery, a 14-story mixed-use building in the Bowery section of Manhattan’s Lower East Side. Designed by Raymond Chan Architects and developed by Global Joint Venture, the structure will yield 16 residential units as well as ground-floor retail space, a 550-square-foot medical facility, and office space on floors two through five. Mandarin Enterprises is the general contractor for the property, which is located on a relatively narrow plot between Broome and Grand Streets.

At the time of our last update in October 2021, the reinforced concrete superstructure had just topped out and stood completely enshrouded in scaffolding and black netting. Since then, work has progressed on the façade of light gray metal paneling and grid of large windows. The tower closely matches the height of the Moxy Lower East Side hotel just to the north at 145 Bowery, but presents an interesting contrast of materials from its under-construction neighbor.

A setback is located around the middle of the structure. Some scaffolding still remains above this point, wrapping around the mostly windowless northern and southern elevations.

The former completion date for 139 Bowery was slated for this summer, but YIMBY expects the building to wrap up and open closer to the end of the year or in early 2023.
