Permits have been filed for a 12-story mixed-use building at 316 West 135th Street in Harlem, Manhattan. Located between Frederick Douglass Boulevard and St. Nicholas Avenue, the lot is steps from the 135th Street subway station, serviced by the A, B, C, and D trains. Javier Martinez of Artifact Real Estate Development Company is listed as the owner behind the applications.

The proposed 125-foot-tall development will yield 19,749 square feet, with 18,281 square feet designated for residential space and 1,468 square feet for commercial space. The building will have 22 residences, most likely rentals based on the average unit scope of 830 square feet. The concrete-based structure will also have a cellar and a 38-foot-long rear yard.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
