El Borinquen at 3401 3rd Avenue in Morrisania, The Bronx via NYC Housing Connect

The affordable housing lottery has launched for Comunilife Third Avenue-El Borinquen, a ten-story residential building at 3401 Third Avenue in Morrisania, The Bronx. Designed by Alexander Gorlin Architects and developed by Comunilife, the structure yields 148 residences. Available on NYC Housing Connect are 57 units for residents at 40 to 60 percent of the area median income (AMI), ranging in eligible income from $17,898 to $72,060.

Amenities include 24-hour security, a shared laundry room, community room, and computer lounge for residents. There is also bike storage, a landscaped garden courtyard, and on-site social services. Tenants are responsible for electricity.

At 40 percent of the AMI, there are 17 studios with a monthly rent of $522 for incomes ranging from $17,898 to $42,720 and 12 one-bedrooms with a monthly rent of $665 for incomes ranging from $22,800 to $48,040.

At 60 percent of the AMI, there are 17 studios with a monthly rent of $843 for incomes ranging from $28,903 to $64,080 and 11 one-bedrooms with a monthly rent of $1,065 for incomes ranging from $36,515 to $72,060.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 5, 2022.

  1. This has minor Corbusier vibes with the concrete and colors. It’s a nice thought, but development teams need to learn that exposed concrete does not do well in NYC, and if it’s cast in place, there aren’t any contractors here who can pour it well either.

    • When done correctly, it can work in NYC. Check out 441 9th Ave (Hudson Commons), the 17 story addition by KPF to any existing warehouse/office structure. That said, to many cast-in-place concrete structure in NYC are not executed with the same level of care and age poorly with out proper maintenance. Like you said…a nice thought.
