555 Greenwich Tops Out in Hudson Square, Manhattan

Construction has topped out on 555 Greenwich, a 16-story commercial building in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by the joint venture Hudson Square Properties, which includes Trinity Church Wall StreetHines, and Norges Bank Investment Management, the 270,000-square-foot structure connects on nearly every floor to the adjacent 345 Hudson Street via a horizontal overbuild for a total of 715,000 square feet of leasable office space, with floor plates up to 87,000 square feet each. Tishman Construction is the contractor for the property, which is located on a rectangular plot of land bound by Greenwich Street to the west, Charlton Street to the south, and King Street to the north.

At the time of our last update in January, construction had recently passed the halfway mark. Since then, the reinforced concrete superstructure has reached its pinnacle, and the developers recently celebrated the milestone.

555 Greenwich will feature ground-floor retail and 33,000 square feet of outdoor space via 11 outdoor terraces that will provide views of Lower Manhattan and the Hudson River. The property is also expected to employ a number of wellness and sustainability features, including geothermal and radiant heating and cooling, full electrification to eliminate the on-site use of fossil fuels, and dedicated outside air system (DOAS) to provide 100 percent outside air to tenants. The connecting property 345 Hudson has been selected by the New York State Energy Research and Development Authority (NYSERDA) as a partner in the prestigious NYSERDA Empire Building Challenge. Hines and its partners will design and implement a replicable system that dramatically reduces carbon emissions in existing commercial real estate. 555 Greenwich and 345 Hudson are aiming to exceed NYC’s 2030 climate targets for office buildings by over 45 percent while meeting NYS’s 2050 carbon neutral targets and achieve the highest rating (LEED Platinum) for sustainability.

555 Greenwich is on track to be completed next year.

    Interconnected in the building, with beautiful city views remotely looked around. And holistic approach on details, think that design to result of carbon reduction: Thanks to Michael Young.

    This design has really grown on me. The building expertly fits into the neighborhood and it subtly suggests different eras and even different buildings. If the renderings are accurate, this will be a real gem.

    • What about the energy efficiency, LEED Platinum, etc.? That seems to be your bailiwick—can’t believe you didn’t give your two-cents! Just wanted your opinion, honestly!
