Affordable Housing Lottery Launches for 372 51st Street in Sunset Park, Brooklyn

The affordable housing lottery has launched for FAC Sunset Park, an eight-story mixed-use building at 372 51st Street in Sunset Park, Brooklyn. Designed by Magnusson Architecture and Planning and developed by the Fifth Avenue Committee and the Brooklyn Public Library, the structure yields 50 residences. Available on NYC Housing Connect are 40 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $20,160 to $118,400.

Amenities include pet-friendly policies, a shared laundry room, elevator, green space, and a community center. Units come equipped with name-brand appliances and finishes, energy-efficient appliances, and hardwood floors. There is also a 20,000-square-foot public library in the base of the building.

At 40 percent of the AMI, there are two studios with a monthly rent of $524 for incomes ranging from $20,160 to $38,200; three one-bedrooms with a monthly rent of $667 for incomes ranging from $25,338 to $42,960; two two-bedrooms with a monthly rent of $810 for incomes ranging from $30,960 to $51,560; and two three-bedrooms with a monthly rent of $929 for incomes ranging from $35,795 to $59,200.

At 50 percent of the AMI, there are two studios with a monthly rent of $680 for incomes ranging from $25,509 to $47,750; two one-bedrooms with a monthly rent of $863 for incomes ranging from $32,058 to $53,700; three two-bedrooms with a monthly rent of $1,045 for incomes ranging from $39,018 to $64,450; and two three-bedrooms with a monthly rent of $1,200 for incomes ranging from $45,086 to $74,000.

At 60 percent of the AMI, there are three studios with a monthly rent of $837 for incomes ranging from $30,892 to $57,300; three one-bedrooms with a monthly rent of $1,058 for incomes ranging from $38,743 to $64,440; three two-bedrooms with a monthly rent of $1,280 for incomes ranging from $47,075 to $77,340; and three three-bedrooms with a monthly rent of $1,472 for incomes ranging from $54,412 to $88,800.

At 80 percent of the AMI, there are two studios with a monthly rent of $1,197 for incomes ranging from $43,235 to $76,400; three one-bedrooms with a monthly rent of $1,509 for incomes ranging from $54,206 to $85,920; two two-bedrooms with a monthly rent of $1,820 for incomes ranging from $65,589 to $103,120; and three three-bedrooms with a monthly rent of $2,096 for incomes ranging from $75,806 to $118,400.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 13, 2022.

    Hello am interested in two bedrooms how do I apply using a section 8 vocher?

    • Hope it isn’t too late to answer but you have to go on NYC Housing Connect. Create a profile and they will ask if you have rental assistance and you can click on section 8. Just make sure you complete your profile before applying to lotteries and you should be set!
