Permits have been filed for an eight-story residential building at 35-15 146th Street in Flushing, Queens. Located between 35th Avenue and Northern Boulevard, the interior lot is a 20-minute walk to the Main Street subway station, serviced by the 7 train. Jerry Wang under the Bao Jia Holding LLC is listed as the owner behind the applications.

The proposed 75-foot-tall development will yield 24,759 square feet designated for residential space. The building will have 36 residences, most likely rentals based on the average unit scope of 687 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and eight enclosed parking spaces.

Michael Kang Architect is listed as the architect of record.

Demolition permits were filed in July for the four-story residential building on the site. An estimated completion date has not been announced.

    The area along Northern Blvd. east of Main Street has seen much development in recent years. This has often taken the form of larger buildings on the sites of one-story commercial structures. This project is unusual for Flushing as it involves the demolition of an apartment building. The construction might be outpacing demand. Directly across the street from this project is a large dark-colored building of perhaps 15 stories with balconies that has been seemingly vacant for several years. I can see this from my place and have never noticed any lights at night.
