Permits have been filed for a five-story residential building at 238 Ocean View Avenue in Brighton Beach, Brooklyn. Located between Brighton 2nd Street and Brighton 3rd Street, the 6,000-square-foot lot is three blocks east of the Ocean Parkway subway station, serviced by the Q train. Alex Kogan is listed as the owner behind the applications.

The proposed 45-foot-tall development will yield 12,950 square feet designated for residential space. The building will have 19 residences, most likely rentals based on the average unit scope of 681 square feet. The concrete-based structure will also have a 33-foot-long rear yard and 16 open parking spaces.

Igor Zaslavskiy of Zproekt Architecture is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
