Construction is expected to begin soon on a seven-story mixed-use residential and commercial development at 33 Franklin Street in Greenpoint, Brooklyn. The 21,000-square-foot-lot has street frontage along Calyer Street, Quay Street, and Franklin Street and is also addressed as 82 Calyer Street. Yidel Hirsch is listed as the owner under the Franklin 33 LLC, and StudiosC is the filing architect as well as responsible for all exterior and interior design.

The new construction will rise 80 feet and yield approximately 95,000 square feet. Components include 80 residential units with some designated as affordable housing, ground-floor retail, and 32 parking spaces. Amenities include residential lobbies, parking, two landscaped common rooftop terraces, a lounge, and a two-story gym.

Retail commercial space will sit on the ground floor with frontage on Franklin Street, also with access to the lobbies and parking. Numerous setbacks on all three elevations allow the design to maximize private rooftop space for apartments. The two large rooftop terraces will be located on the second level and on the fifth floor of the structure.

The renderings depict a rather unique building in comparison to the surrounding neighborhood. The façade across the three elevations features a light-colored cementitious material with a darker exterior along the setbacks of the upper floors. There is a large opening on Franklin Street that leads to a sunken landscaped courtyard, which will serve as the main entrance for the commercial space and the main entrance for the residential lobby.

33 Franklin Street is expected to reach completion by summer 2022.

  2. Could definitely be interesting. The patterns on the ground floor street facade are a huge plus for adding interest to what would otherwise be a blank and dead surface.
