Permits have been filed for an eight-story mixed-use building at 15 West End Avenue in Brighton Beach, Brooklyn. Located between Cass Place and Ocean Court, the interior lot is closest to the Sheepshead Bay subway station, serviced by the B and Q trains. Leonid Bogomolniy under the 15 West End LLC is listed as the owner behind the applications.

The proposed 85-foot-tall development will yield 45,937 square feet, with 29,971 square feet designated for residential space and 9,803 square feet for community facility space. The building will have 34 residences, most likely rentals based on the average unit scope of 881 square feet. The steel-based structure will have community facilities on the first and second floors with residential above ground.

Kindo Holdings is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
