Permits have been filed for a five-story mixed-use building at 38-03 31st Street in Long Island City, Queens. Located between 38th Avenue and 39th Avenue, the interior lot is one block from the 39th Avenue subway station, serviced by the N and W trains. Hooshang Nemat under the LIC 31 LLC is listed as the owner behind the applications.

The proposed 58-foot-tall development will yield 6,348 square feet, with 5,969 square feet designated for residential space and 379 square feet of commercial space on the first floor. The building will have nine residences, most likely rentals based on the average unit scope of 663 square feet. The masonry-based structure will also have a cellar and a 32-foot-long rear yard.

Angelo Ng & Anthony Ng Architect is listed as the architect of record.

Demolition permits were filed in July. An estimated completion date has not been announced.
