GreenbergFarrow’s 12-Story Development at 646 Eleventh Avenue Passes Halfway Mark in Hell’s Kitchen

Construction has passed the halfway point on 646 Eleventh Avenue, a full-block, mixed-use residential development in Hell’s Kitchen. GreenbergFarrow is the designer of the 12-story structure, which will feature an auto dealership and 40,000 square feet of retail space on the ground floor, 222 units spread over 161,000 square feet, 60 for-sale storage units, and will aim for LEED certification. Ironstate Development, CB Developers, and SK Development Group are the developers of the 30,000-square-foot property and purchased the lot for $93 million in the summer of 2018. The site, which is located between West 47th Street and West 48th Street, was once a two-story Lexus auto dealership.

The reinforced concrete superstructure is reaching the seventh floor and will soon break away from the uniform shape of the podium levels. It will continue to rise in an irregular massing with a staggered arrangement of protruding balconies, terraces, and interstitial voids.

The first portion of the exterior envelope is now installed on the second floor of the southern elevation. This has a more industrial look and will cover the podium section of 646 Eleventh Avenue.

There will be an average of about 27 apartments on the first seven levels, and 14 apartments from the eighth to the 12th floors. Amenities include bicycle storage, a pet washing station, a resident’s fitness center with a yoga studio, a children’s playroom, a rooftop outdoor swimming pool and roof deck, an outdoor dog run, and a greenhouse. Work should likely top out sometime this upcoming winter, and the rest of 2020 should see the completion of the exterior envelope and interiors.

The nearest subways are the A, C, and E trains underneath the Port Authority Bus Terminal and at 50th Street. The entrance to the Lincoln Tunnel is a short drive to the south down Eleventh Avenue.

Completion of 646 Eleventh Avenue is expected around 2021.

  1. This is on a wide avenue. It should be at least twice as big. Stupid NIMBY-influenced NYC zoning.
