Excavation and the insertion of pilings have commenced for a new 26-story, mixed-use structure at 30 Front Street in DUMBO, Brooklyn. Hill West Architects will be responsible for the design, while Fortis Property Group is the developer of the 360,000-square-foot project that will stand 270 feet tall and come with 74 apartments, averaging 2,400 square feet apiece.

The black-and-white rendering shows a distinctive sweeping design, with a series of balconies of different sizes and geometries on the edge of each floor plate, topped off by a sloped crown that completes the elegant curve. The main massing sits atop a large podium that appears to take up the entire triangular parcel. The building’s unorthodox shape will definitely stand out among the surrounding mix of traditional industrial-style warehouses. The rendering is oriented southward, with the tail end of the Brooklyn Bridge located across York Street.

According to permits filed late last year, 177,900 square feet of the building’s floor space will be dedicated to residential use and 72,500 square feet for community facilities, while the remainder will most likely be allocated for 416 parking spaces. The 22nd and 26th stories will feature full-floor units, and two duplex penthouses will span the 24th and 25th floors. Amenities will include a residential lounge, a sauna and spa, a yoga room, and a sixth-floor swimming pool that will sit adjacent to recreational space.

The site was previously occupied by a parking lot for the Jehovah’s Witnesses’ former headquarters, famous for its prominent Watchtower sign. The plot at 30 Front Street was the last piece of real estate the group sold off, which concluded a seven-year process of relocating to Warwick, New York.

A completion date has not been announced yet.

  1. Looks like it’s right on top of the bridge. That’s an unbearable amount of noise from trains and autos. Plus the unhealthy air you have to breath with lung cancer on the rise. Think twice!

    They will have noise proof windows, so will be no noise, like New TWA Flight Hotel in JFK. Will be a zero noise!!!
    And building is a Majestic, will greatly improve Brooklyn Skyline as seen from the Bridges!!!
    Now nobody will say that Brooklyn architecture is dull and flat, this is a True Building of 21st Century!!!
    A big addition for Brooklyn!!!
    Like 300 Ashland Street, next One Hanson Place aka WSB Building.
