Permits have been filed for a five-story mixed-use building at 2660 Kingsbridge Terrace in Fordham Manor, The Bronx. Located between West Kingsbridge Road Street and Heath Avenue, the lot is near the Kingsbridge Road subway station, serviced by the 4 train. Ari Thaler under Micasa Living LLC is listed as the owner behind the applications.

The proposed 45-foot-tall development will yield 33,195 square feet, with 26,449 square feet designated for residential space and 6,746 square feet for community facilities. It will have 36 residences, most likely rentals based on the average unit scope of 734 square feet. The steel-based structure will also have a cellar and a 30-foot-long rear yard.

Diego Aguilera Architects is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. The Bronx also needs condos — home ownership opps for various income levels. Too many new rental buildings without enough balance w new condo developments.

  2. Invented you are right. But with those condos come gentrification unfortunately. The income disparities among people is real and still present to this day. Brooklyn and Lon Island City has new condos. And you can see what is happening. At least with rent you can slow down the gentrification.

    • People who rent do not provide a stable community. Not all condos have to cost 1 million dollars. Middle income condos are needed.

  3. Long uphill walk to the 4 train. For me bottom line is that the Bronx needs more market rate housing.
