147 East 86th Street Making Headway on the Upper East Side

On the Upper East Side of Manhattan, at the intersection of 86th St and Lexington Avenue, construction on the 21-story residential tower at 151 East 86th Street is making major headway. Designed by HOK Architects and developed by Kuafu Properties, Stillman Development, and Ceruzzi Properties, the project will offer 61 condominiums ranging from two- to five-bedrooms.

An additional 30,000 square feet of retail space will be present at street level, while a 24,000 square foot fitness center on the third and fourth floor, a residential lounge, a children’s playroom, and a landscaped roof deck are all part of the amenities, totaling around 6,500 square feet. In all, the building will encompass 230,000 square feet, with 130,000 square feet for the condominiums. Construction progressed quickly when the structure reached street level earlier this year after demolition of the previously extant occupants was completed at the end of 2017. The installation of the facade has already begun on the bottom floors facing 86th Street. Most of the corners of the building are column-free and wrapped in floor-to-ceiling glass, facing west towards 86th Street and Lexington Avenue for maximum light capacity.

The first renderings for the property were publicly released almost three years ago, when the three developers purchased the property for $340 million. The building itself is large in terms of its volume and mass, when considering the surrounding low rise brownstones just north of the property and to the east. Another large building behind the project, 152 East 87th Street, has already topped-out, and will become a new 210-foot-tall rental building, designed by Ismael Leyva Architects.

Completion of 147-151 East 86th St is expected sometime next year or so; a partial stop-work-order has been in effect since the end of May.

  2. Looks like a subway elevator on street level…is this part of the upgrades along with the building? Always shocked me that a major station had no ADA access.

  3. Building is plagued with Liens , Contractors not paid and Ceruzzi is in default across the board !
