Permits have been filed for a four-story mixed-use building at 599 Courtlandt Avenue, in the Melrose neighborhood of The Bronx. The site is three blocks away from the 3rd Avenue 149th Street subway station, serviced by the 2 and 5 trains. Procida Companies is listed as responsible for the development.

The 42-foot tall structure will yield 8,630 square feet, with 5,650 square feet dedicated to residential use, and 750 square feet for commercial-retail use on the ground floor. Eight apartments will result, averaging 706 square feet apiece, indicating rentals. Tenants will have access to a laundry room and accessory storage. The second and third floor will each be occupied by three apartments, with the first and fourth floor each containing one residence.

Urban Architectural Initiatives will be responsible for the design.

The site is currently vacant, meaning construction can start as soon as permits are approved. The estimated completion date has not been announced.
