Permits have been filed for a six-story mixed-use building at 199 Montrose Avenue, in Williamsburg, Brooklyn. The site is a block away from the Montrose Avenue subway station, serviced by the L trains. Ranco Capital LLC is listed as responsible for the development.

The 75-foot tall structure will yield 57,650 square feet, with 9,010 square feet dedicated to commercial use, 11,190 square feet for an unspecified community facility, and 37,440 square feet for residential use.

55 apartments will be created, averaging 680 square feet apiece, which indicates rentals. Tenants will have a laundry room and recreational spaces on the ground floor and rooftop. 28 parking spaces will be included in the cellar, along with a large commercial space, residential and community facility lobbies, and a small office space for 13 persons.

J Frankl / C Mallea Associates will be responsible for the design.

The lot has already been excavated. Construction is likely to start soon after the permit has been approved. The estimated completion date has not been announced.
