The blocks of Midtown West feature some of the largest new developments of any neighborhood in the Five Boroughs, with The Moinian Group’s Sky containing the most apartments of any tower in the city, with over 1,100 in all. But just a few blocks to the northeast, the developer is nearing completion on a slightly smaller 164-unit building at 572 Eleventh Avenue, which will officially be named Oskar, and has now launched its teaser website.
The property is slated to contain rental apartments, with leasing expected to start soon. The CetraRuddy-designed project will offer up almost 125,000 square feet of space in all, divided between 13 floors. Of that, 98,300 square feet will be dedicated to the 164 residential units, which will result in an average apartment size of roughly 600 square feet.
The remaining 26,700 square feet will be dedicated to retail space split between the ground floor and basement of the building.
Residents will also have access to a plethora of amenities, including a 24-hour staffed lobby, fitness center, business center, bicycle storage, and outdoor space.
Select units will be available through the affordable housing lottery. For potential residents earning 40% of the area median income, there will be eight studio units available for $596 per month, eight one-bedroom units for $642 per month, and one two-bedroom unit for $748 per month. For those earning 60% of the area median income, there will be four studios priced at $930 per month, 12 one-bedroom’s at $999 per month, and four two-bedroom units, going for $1,213 per month.
With the impending completion of the Hudson Yards project just a few blocks to the southwest, Oskar should become another welcome addition to Midtown West, and replaces the old Starlight Diner, which was sorely under-built relative to the block’s capacity.
Subway access can be found three blocks east of the project, with the 42nd Street Port Authority bus terminal offering service on the A, C, and E lines. There is also a bus stop directly adjacent to the property, on 11th Avenue, which offers service on the M12 line.
