Hello Living’s 55-Unit Rental Building Rises 12 Stories At 271 Lenox Road, Flatbush

Crown Heights-based developer Hello Living is putting up new buildings all over central Brooklyn, mostly in neighborhoods north and east of Prospect Park. YIMBY recently swung by the firm’s sizable development under construction at 271 Lenox Road, at the corner of Nostrand Avenue in Flatbush.

The building appears to be rising fast, and the concrete structure is up to 12 or 13 stories above street level. When work is finished, the building will hold 55 rental apartments, 8,900 square feet of ground floor retail, and a 600-square-foot non-profit art gallery. Those 55 units will be divided across 52,774 square feet of residential space, creating an average apartment of 960 square feet.

Apartments will begin on the second floor, and each story will have three to four units. Two of the top floor apartments will be duplex penthouses. There will also be a subterranean garage for 33 cars, which is the minimum amount of parking needed to satisfy zoning rules.

Loadingdock5 Architecture is designing the building. It will likely incorporate energy-efficient features, like many of the developments Hello Living has finished in the last few years. Nearby at 651 New York Avenue, Loadingdock5 used passive house design to create a building that will save future condo owners money on energy costs. The walls have four inches of insulation, and the windows are triple-paned, in order to trap heat inside during the winter and cool air in the summer.

Elsewhere in the neighborhood, Hello Living is working on a 23-story, ziggurat-shaped tower at 1580 Nostrand Avenue and a 12-story condo project at 2415 Albermarle Road.

  1. The building welcome people who wants to spend, and floors concern us about an appertain of rental.

  2. Nice building surrounded by worn out walk-ups in a so-so neighborhood. Garage makes sense, new cars would be break-in targets parked on the street. Roughly 0.5 miles from the Church Ave IRT station.

  3. Nothing has moved at the site of the 23 story building in at least 6 months – any updates?

  4. This property is 2 blocks away from the Winthrop IRT Station (That’s the 2 and 4 for people born in the past 50 years). Not as good as being by the BMT line (that’s the B and Q!) if you work in Midtown, but it’s better than nothing. Subway access is good. Walking around late nights? Could be rough.

    • I wonder if the commenters making negative appraisals of this neighborhood actually live here or see black people and get the frights. I live a few blocks from here. I am a woman and I often come home late at night using the Winthrop station and I’ve never had a problem. I walk Nostrand and turn on Lenox where this new building is going up and I’ve always liked that block. There is a popular church on the corner. I’m not sure what’s worn about standard red-brick buildings that appear to be well kept–including the opposite building with terraces and a drive-up entrance and a well-tended garden. The few private unattached homes are also maintained. I will repeat: no one has ever bothered me, including when I walk by–ye gads–the black people who live in these parts. Unless you have reliable crime data about this street, stfu.
