Permits have been filed for a four-story residential building at 86 Crooke Avenue in Flatbush, Brooklyn. Located between St. Pauls Place and Ocean Avenue, the lot is two blocks south of the Parkside Avenue subway station, serviced by the Q train. Joel Klepner is listed as the owner behind the applications.

The proposed 40-foot-tall development will yield 6,367 square feet designated for residential space. The building will have eight residences, most likely rentals based on the average unit scope of 795 square feet. The concrete-based structure will also have a cellar and a 31-foot-long rear yard.
