A rundown parking lot underneath the 155th Street viaduct in upper Manhattan may give way to a new Boys & Girls Club.

The Madison Square Boys & Girls Club has filed plans to build a four-story building at 250 Bradhurst Avenue, at the corner of 155th Street and across the street from NYCHA’s Polo Grounds Towers. The new community facility would span 42,100 square feet and stand 60 feet tall.

A lobby would occupy the ground floor, followed by recreation and meeting rooms on each of the upper stories. There would also be a gym on the second floor, a performing arts and dance studio on the fourth floor, and a rooftop play area.

Rogers Architects, which was founded by Rob Rogers three years ago after he left Rogers Marvel Architects, will handle the design. (His former partner, Jonathan Marvel, now runs Marvel Architects.)

A two-story parking lot occupied the 14,500-square-foot site, and it once housed a car wash and a deli. Demolition plans were filed last year and finally approved in January. If DOB records are accurate, the structure was demolished by mid-April.

The Boys & Girls Club scooped up the property at the end of 2012 for $5.2 million, or $123 per square foot of its planned building.

This seems like an ideal location for a new Boys & Girls’ Club, because the 155th Street stop on the B and D trains is up the block, and C train is about ten minutes away. Polo Grounds also houses nearly 4,000 residents, 1,300 of whom are 19 or younger, according to NYCHA’s data. Jackie Robinson Park is across the street and offers playgrounds, tennis courts, and baseball fields, as well as a rec center with an outdoor pool.
