Located between Morrison Street and the Bronx River Parkway, the lot is three blocks south of the Morrison Avenue-Soundview subway station, serviced by the 6 train. Joel Braver of Boynton Properties LLC is listed as the owner behind the applications.
City agencies have announced the development of an affordable housing project dedicated to low- and extremely low-income senior citizens in the Soundview section of The Bronx. Known as Casa Celina, it is a collaboration between NYCHA and the city’s department of Housing Preservation and Development with private entities Xenolith Partners, The Kretchmer Companies, ELH Mgmt., and the Jewish Association Serving the Aging, known colloquially as JASA.

The site is two blocks away from the Morrison Avenue-Soundview subway station, serviced by the 6 trains. Not-for-profit Phipps Houses will be responsible for the development. Their mission has been to provide children, youth, and families that live in low-income neighborhoods with rental housing accompanied by support to help tenants thrive through comprehensive education and career programs, as well as facilitating access to community services.
Permits have been filed for a 312,880 square foot mixed-use building at 1755 Watson Avenue in Soundview, Bronx. The project was made possible after the site was rezoned from R5 to R7A. R5 zoning allows for a floor area ration (FAR) development of 1.25, which would typically produce a three or four-story attached house. R7A zoning allows for 4.0 FAR, and a maximum height limit of 85 feet, the exact height of this new building. Azimuth Development Group is responsible for the development.
A year and a half ago, YIMBY wrote about a pair of affordable rental buildings headed for the rent-stabilized Lafayette Boynton complex in the Soundview section of the South Bronx. Now, Nelson Management Group and L+M Development are breaking ground on the two towers at 1520 and 1530 Story Avenue.
