7 Platt Street Nears Completion in Financial District, Manhattan

Construction is nearing completion on 7 Platt Street, a 464-foot-tall mixed-use building in Manhattan’s Financial District. Designed by Hill West Architects and developed by The Moinian Group, the 37-story structure will span 250,000 square feet and yield 250 rental apartments in studio- to two-bedroom layouts, including penthouse residences with an accompanying penthouse lounge. The project will also include 43,740 square feet of retail space on the first five stories and 34 below-grade parking spaces. The property is alternately addressed as 110 John Street and located on an interior lot bounded by John Street to the north and Platt Street to the south.

Façade installation is closing in on completion on 1 Park Row, a 23-story mixed-use residential building in Lower Manhattan’s Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, the 305-foot-tall structure will span 103,000 square feet and yield 62 condominium units in studio- to three-bedroom layouts. The building will also contain 19,000 square feet of office and retail space on the lower levels. The property is located at the intersection of Park Row and Ann Street, directly across from the southern tip of City Hall Park.

222 Broadway Begins 798-Unit Office-to-Residential Conversion In Manhattan’s Financial District

Work is underway on the office-to-residential conversion of 222 Broadway, a 31-story building in Lower Manhattan’s Financial District. Designed by CetraRuddy and developed by TPG Real Estate and GFP Real Estate, the project will transform the structure’s 770,416 square feet into 798 rental apartments and 40,000 square feet of commercial space. The $43.6 million overhaul will also involve the partial re-cladding of the midcentury façade and the construction of a 40-foot extension atop the parapet, bringing the total height to 430 feet, according to permits. The property is bounded by Ann Street to the north, Fulton Street to the south, and Broadway to the west.
