Permits Filed for 4515 Rockaway Beach Boulevard, Edgemere, Queens

An open lot one block north of the A Train’s Beach 44th Street-Frank Avenue Station, in Edgemere, Queens, is about to see a substantial new development. Applications for 4515 Rockaway Beach Boulevard show an eight-story building with a total construction area of 121,393 square feet, which will include a 2,961 square-foot retail component on the ground floor, and 92,488 square feet of residential space, to be divided amongst 119 apartments. There will be 50 parking spaces in all, with 13 located on the first floor and the others on the open lot, and the structure will be flood-proofed. Mark Ginsberg of Curtis + Ginsberg Architects LLP is the architect of record, and HPD is the site’s developer, which means rentals are guaranteed.


Peninsula Hospital Center

Multi-Building, Mixed-Use Development Proposed for Former Peninsula Hospital Center Site, Edgemere, Queens

The Arker Companies and the Northeast Brooklyn Housing Development Corporation have acquired, for $19 million, the site of the former Peninsula Hospital Center, located at 51-15 Beach Channel Drive in Edgemere, along the Rockaways in Queens. The developers plan to build a multi-building residential and commercial complex, according to DNAinfo. It’s unclear how large the project will be, but plans will be going through the city’s Uniform Land Use Review Procedure (ULURP), which indicates an individual rezoning is in the works. That means at least 30 percent of the residential units will have to be affordable. A four-story nursing home on site is currently occupied and will remain, but the four-story, 173-bed hospital building will be demolished. The hospital has been closed since 2012. The site – bound by Beach 50th Street, Rockaway Beach Boulevard, Beach 53rd Street, and Beach Channel Drive – is five blocks from the Beach 60th Street stop on the A train.

City to Draft Revitalization Plans with Possible Rezoning for Edgemere Neighborhood in Queens

The New York City Department of Housing Preservation and Development (HDP) has held meetings with community members of Edgemere, Queens, in an effort to revive the significantly disinvested and Hurricane Sandy-ravaged area. Edgemere is the neighborhood located between Beach 35th Street and Beach 50th Street, in the Rockaways. HDP has drafted a wish list for the neighborhood, which includes a bird sanctuary, playgrounds/park spaces, and retail corridors, according to the Wall Street Journal. The entire area is also in a flood zone, and both the city, who owns many vacant lots in the neighborhood, and home owners share the same concern for flood protection measures. Proposals for the area, which could include a rezoning that supports mixed-use corridors, densification, and/or affordable housing, are expected to be released this summer. The area is large and suburban in nature and benefits from stops on the A train at Beach 36th and Beach 44th streets.
