Developer To Move Forward With As-Of-Right Plans At Long Island College Hospital Property, Cobble Hill

In 2015, Fortis Property Group laid out plans to redevelop the Long Island College Hospital property, located on several blocks in Cobble Hill. One proposal was for as-of-right development, while the other required an individual rezoning, approved through the city’s Uniform Land Use Review Procedure (ULURP). The developer has decided to move forward with the as-of-right plan, which will not include any affordable residential units, Politico reported.

New Renderings of Eight Four-Story Townhouses Planned at 88-96 Amity Street, Cobble Hill

New renderings have been revealed of the eight four-story, single-family townhouses planned at 88-96 Amity Street, in Cobble Hill. The renderings come as the project also receives its official name, Polhemus Townhouses, Curbed NY reported. There will be two types of townhouses. One type will be called the Terrace House, to measure 5,900 square feet and to feature four bedrooms, a fifth-floor penthouse, three outdoor terraces, and two gardens. The second type will be called the Garden House, to measure 4,300 square feet and to feature four bedrooms, two terraces, and two gardens. Both types will feature cellar levels and indoor parking. YIMBY brought you news of the project when filings were submitted in late 2015. Fortis Property Group is the developer and Brooklyn-based Romines Architecture is designing. A seven-story former Long Island College Hospital medical building must first be demolished.

Landmarks OKs Façade Restoration for Residential Building at 121 Congress Street, Cobble Hill

A small, pre-Civil War residential building in Brooklyn will be returned to something resembling its former glory. On Tuesday, the Landmarks Preservation Commission approved the restoration of 121 Congress Street. That’s located between Hicks Street and Henry Street in the Cobble Hill Historic District.

Fortis Property Group is slowly redeveloping Long Island College Hospital into apartments and an NYU Langone Medical Center, but a smaller project is brewing across the street. Local developer Brandon Hornbeck is demolishing a row of townhouses on Amity and Hicks street to make way for a mixed-use residential building.

New Rendering Of Four-Story, Eight-Unit Mixed-Use Project At 325 Henry Street, Cobble Hill

Back in December of 2014, YIMBY reported on the Landmarks Preservation Commission approval of the four-story, eight-unit mixed-use building at 112 Atlantic Avenue, in northern Cobble Hill (within the Cobble Hill Historic District), after initial plans for the site were rejected the month before. Curbed NY now has a new rendering of the project, which is reportedly now under construction and using the address 325 Henry Street. The latest filings describe a 25,244-square-foot structure with 6,000 square feet of ground-floor retail space. The condominium units will begin on the second floor and should average a very spacious 2,169 square feet apiece. There will also be six bike storage spaces and an eight-car automated parking garage in the cellar. BKSK Architects is designing, and Avery Hall Investments and OTL Enterprises are the developers. Completion is probably expected later this year or in 2017.

Norah Jones Converting Two-Story, Two-Family Building Into Single-Family House At 172 Pacific Street, Cobble Hill

Musician and property owner Norah Jones is moving forward with converting the two-story, two-family residential building at 172 Pacific Street, in Cobble Hill, into a single-family townhouse. Brownstoner reports all of the needed approvals are in place to do the conversion, which includes partially demolishing the rear of the property and replacing it with a new rear extension that will include a sliding glass door on the ground floor and French doors and Juliette balconies on the second floor. In all, the structure will see its residential space go from 3,552 square feet to 3,085 square feet. Baxt Ingui Architects is designing the renovations. As the property sits within the Cobble Hill Historic District, the Landmarks Preservation Commission had to approve of the project, which it did in November of 2015. The house was purchased for $6.25 million in 2015.

Four-Story, Four-Unit Residential Building Coming To 356 Baltic Street, Cobble Hill

Midtown-based PS-5 Development has filed applications for a four-story, four-unit residential building at 356 Baltic Street, in Cobble Hill, four blocks south of the Bergen Street stop on the F and G trains. The project will measure 4,897 square feet in total, which means full-floor units will average 1,224 square feet apiece, indicative of condos. The unit on the fourth floor will also include a fifth-floor penthouse. Anthony Morena’s Midtown-based Arch + Dev Mortar is the architect of record. A single-story garage structure must first be demolished.

Fortis Releases Renderings & Breakdowns For Two Versions Of LICH Redevelopment, Cobble Hill

Amid news of a possible student dormitory component in Fortis Property Group’s redevelopment of the Long Island College Hospital property, in Cobble Hill, full breakdowns of the developer’s as-of-right and ULURP-proposed plans have been released. According to The Wall Street Journal, the as-of-right plans call for 528,935 square feet of market-rate residential space, 262,555 square feet of community facility — the dormitory component — as well as 23,375 square feet of public space, but no retail or affordable housing.

Developer Proposing As-Of-Right 260,000 Square-Foot Dormitory At LICH Site, Cobble Hill

Fortis Property Group is proposing to build an as-of-right 260,000 square-foot student dormitory on the corner of Henry and Amity Streets, in Cobble Hill, according to Politico. The developer acquired the Long Island College Hospital complex from SUNY for $240 million, and is currently seeking a rezoning for the property, which would include senior housing, park space, and a public school. Fortis has also drafted plans for an as-of-right 35-story residential tower in addition to the dormitory, which would have hundreds of beds. Fortis’ plans for a five-story medical facility and eight townhouses have already been filed with the DOB.

Permits Filed: 88 Amity Street, Another Piece of LICH Redevelopment, Cobble Hill

Two days ago, YIMBY reported on filings for seven townhouses at 90-96 Amity Street, in Brooklyn’s Cobble Hill neighborhood, and now it appears that number will increase by one. Yesterday, additional applications were filed for a home at 88 Amity Street, which will match its neighbors in terms of scope, measuring about 4,000 square feet. Romines Architecture is the architect of record, while Fortis Property Group is the developer. A closed hospital building must first be demolished before work can begin.
