Four Four-Story, Six-Unit Residential Buildings Filed at 21-20 45th Road, Long Island City

Brooklyn-based Leny Vays has filed applications for four four-story, six-unit residential buildings at 21-20 – 21-28 45th Road and 21-19 46th Avenue, in the Hunters Point section of Long Island City. Each of them will measure 4,883 square feet, which means the residential units should average 813 square feet apiece, indicative of rental apartments. The 15,000-square-foot assemblage, currently occupied by multiple single-story warehouses, spans 125 feet along 45th Road. Since each building will measure 25 feet across and there isn’t anything filed at 21-22 45th Road and 21-26 45th Road, two more are probably on the way, and the unit count could rise to 36. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record and demolition permits were filed in June.


10-42 47th Road

Four-Story, Four-Unit Residential Building Filed at 10-42 47th Road, Long Island City

Queens-based property owner Leny Vays has filed applications for a four-story, four-unit residential building at 10-42 47th Road, in Long Island City’s Hunters Point section. The project will measure 4,897 square feet, which means its residential units should average 1,224 square feet apiece, indicative of condominiums. There will be an apartment each on the ground and second floors, followed two apartments spanning parts of the third and fourth floors. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a single-story garage. Demolition permits were filed in June.


1020 Rogers Avenue

Five-Story, 33,300-Square-Foot Mixed-Use Commercial Project Filed at 1020 Rogers Avenue, Flatbush

Property owner Oleg Krasnitsky, doing business as an anonymous Brooklyn-based LLC, has filed applications for a five-story, 33,320-square-foot mixed-use commercial building at 1020 Rogers Avenue, in Flatbush. The ground floor will contain commercial-retail and community facility space, which will be followed by medical offices on the second floor, and a daycare facility on the third through fifth floors. Amenities will include a 13-car parking garage in the cellar and storage for four bikes. Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record. The development assemblage is not clearly outlined in the permits, but it’s known for sure the single-story building along Rogers Avenue will have to be demolished. The Beverly Road stop on the 2 and 5 trains is four blocks away.



21-10 44th Drive

Reveal for Eight-Story, 16-Unit Mixed-Use Building Planned at 21-10 44th Drive, Long Island City

A rendering and schematic drawings have been revealed of the eight-story, 16-unit mixed-use building planned at 21-10 44th Drive, in the Court Square section of Long Island City. Excavation work is also underway, according to an update by The Court Square Blog. The latest buildings permits — YIMBY first brought you news of them in March of 2015 — describe a 22,328-square-foot structure. It will have 2,710 square feet of ground-floor retail space, followed by residential units, averaging 1,018 square feet apiece, on the floors above. The apartments will be accommodated by storage for 11 bikes and a “recreational room” in the cellar. Kora Developers is behind the project and Igor Zaslavskiy’s Brooklyn-based Zproekt is the architect of record. Completion is anticipated in the fall of 2018.
