Permits Filed for 1669 East 19th Street, Madison, Brooklyn

A few blocks east of the Kings Highway stop on the B and Q trains, new building applications have been filed for 1669 East 19th Street, just to the west of the official boundary for Brooklyn’s Madison neighborhood. The eight-story residential structure will span 19,540 square feet, which will be divided amongst 29 units, averaging under 700 square feet apiece. That means rentals are likely. Genaro Ureata of Studio Gallos is listed as the architect, and Gavriel Sakaff of Agam Development, LLC, is developing.


382 Keap Street

Four-Story, Two-Unit Mixed-Use Building Planned At 382 Keap Street, Williamsburg

Brooklyn-based property owner Abraham Schiff, doing business as USA Home Financial, has filed applications for a four-story, two-unit mixed-use building at 382 Keap Street, located at the corner of South 2nd Street in the heart of Williamsburg. The building will measure 5,367 square feet, with 911 square feet of commercial-retail space across the ground and cellar levels, in addition to a 479-square-foot community facility also on the ground floor. The residential units above, spread across three floors and a penthouse level, should average 1,827 square feet apiece, indicative of condominiums.

Six-Story, 10-Unit Mixed-Use Project Planned at 1104 Bedford Avenue, Bedford-Stuyvesant

An anonymous Brooklyn-based LLC has filed applications for a six-story, 10-unit mixed-use building at 1104 Bedford Avenue, in western Bedford-Stuyvesant. The project will measure 11,627 square feet. It will host 519 square feet of retail space on the ground floor, followed by residential units averaging 1,111 square feet apiece. Since the apartments will be relatively large for new residential construction in that part of Brooklyn, condominiums are probably in the works. Amenities include laundry facilities, a recreation room, and storage space. Genaro R. Urueta’s Maspeth-based Studio Gallos is the architect of record. The 59-foot-wide, 5,577-square-foot property is currently occupied by a dilapidating single-story structure. Demolition permits were filed in August. The Bedford-Nostrand Avenues stop on the G train is four blocks away.


228 Spencer Street

Four-Story, Three-Unit Residential Project Planned at 228 Spencer Street, Bedford-Stuyvesant

Esther Y. Krausz, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, three-unit residential building at 228 Spencer Street, in western Bedford-Stuyvesant. The structure will measure 7,514 square feet and its residential units should average 2,287 square feet apiece, indicative of condominiums. One unit will span the ground and second floors, followed by a single unit on each of the third and fourth floors. Genaro Urueta’s Maspeth-based Studio Gallos is the architect of record. The 35-foot-wide, 3,517-square-foot assemblage consists of two two-story townhouses (one at 228 Spencer Street and the other at 226 1/2 Spencer Street). Demolition permits were filed in May. The site is three blocks from the Bedford-Nostrand Avenues stop on the G train.
